What is a CurbFacts Report?
A plain-English report on a US home address, built entirely from public data. It checks the official flood map live for any address, FBI-reported crime data for the county, modeled ZIP crime estimates and registry records where the ZIP is covered, and your state's purchase rules — and prints exactly which layers it includes. Fully researched reports also carry price, cost, school, noise, and development layers and a 0–100 Eyes Open Score.
Where does the data come from?
Public sources only: FEMA's National Flood Hazard Layer (with registered state/federal mirrors of the same data), CrimeGrade modeled crime estimates, City-Data compilations of state sex-offender registry data, and our researched state-rule files built from official sources. Every fact in a report carries its source and the date it was checked.
What does the Eyes Open Score mean?
It measures how much homework a home still demands — an unresolved flood question, a price above what the street has sold for, a tax reset waiting after closing. It is not a verdict on whether a home is good or bad. The score appears in fully researched reports, where all seven layers are in; automated reports print their layers instead of estimating a score.
How is this different from Zillow or Redfin?
Listing sites sell homes, so they show the layers that help a sale: photos, schools, a climate score. We check the layers they don't — the official flood map versus their display, registry proximity, the tax bill you'll actually get, and what the street really sold for — and we say plainly when two sources disagree.
Can my real estate agent use this?
Yes — that's the Agent plan. Agents run unlimited client reports with their own name and photo on a printable version. Because the report is a sourced third-party document, it answers the safety and flood questions agents are advised to route to a source rather than answer themselves.
What if a fact in my report is wrong?
Tell us — there is a contact form in the footer — and we re-verify it against the primary source within 48 hours. If we're wrong, the correction goes to every holder of that report and is entered in the corrections log. Conflicts between sources are printed as findings, never silently hidden.
